CD 107  75-Hour Real Estate Salesperson's Licensing Course

This course is designed for those who are interested in studying modern Real Estate Transactions, Real Estate Law, Real Estate Commission Rules and Regulations and the components of the Real Estate Licensing Examination. It is approved by the State of New Jersey for those who plan to take the Real Estate Licensing Examination. Topics include: the nature of property, concepts of land ownership, real estate contracts, landlord/tenant relations, real estate financing, business opportunity sales, the agency relationship, the license act, state rules and regulations and related topics.  Please note: A criminal background check is required by the State of New Jersey prior to licensing.

Residential Real Estate

Learn the basic principles of appraising residential real estate. Topics include: purpose of appraisal, identifying ownership rights, legal descriptions, housing designs, market/income/cost approaches to value, data collection, locational factors, market extracted adjustments and depreciation analysis. This course fulfills the State of New Jersey appraisal education requirement, but licensing is contingent upon apprentice service and experience requirements as set forth by the state. This 15-hour course is required for students who wish to obtain an Apprentice Permit in the State of New Jersey. This course covers the history and establishment of appraisal standards, the regulation and oversight of the appraisal industry, the ethics and competency provisions, 10 appraisals standards, definitions, statements and other communications. Student Manuals and the actual 2008 USPAP book are mandatory and are available from the Appraisal Foundation at www.AppraisalFoundation.org . A $15 fee is required to be paid to the Appraisal Foundation for tracking each student that passes the test.

CD 426 New Jersey Real Estate Broker
Course

This is a comprehensive study of real estate and brokerage laws, practices and procedures. This curriculum is set forth by the State of New Jersey, to qualify for the Brokers Examination. This will be a detailed study of fiduciary duties, rights and responsibilities of real estate agents and their dealings with sellers, buyers and their third parties emphasized by case studies of the recent commission decisions. This course also includes 30-hours of office management covering supervisory skills, recordkeeping, escrow accounts, closings, and environmental concerns, as well as 30-hours on ethics. Attendance is mandatory. A criminal background check is required by the State of New Jersey prior to licensing. Book is not included. Prerequisites:
• High School Diploma/GED
• NJ Real Estate Salesperson’s License
• Employed (three years full-time)

You will have the knowledge and tools to understand the process of foreclosures, estate sales, for sale by owners, pre-foreclosures, sheriff sales, and short sales. Through negotiation, you will be able to position yourself as a buyer with little or no money down.
